Local Staircase Renovation Notes

Staircase Work in Brookhaven Homes

Brookhaven, just northeast of Buckhead, is full of 1950s–1970s ranch homes actively being renovated. Original red oak is common — often found under carpet in bedrooms or worn through in living areas — and these floors are exactly the kind that reward a proper refinish rather than a replacement.

Brookhaven's split-level and raised-ranch homes — a common 1960s–1970s floor plan in this area — often have short entry staircases that get overlooked during renovations. These stairs are usually 5–8 treads with a simple baluster profile, and updating them takes less time than a full two-story staircase — making it an easy add-on when we're already refinishing the main floor.

Staircases are often the last thing homeowners address in a renovation — and the most visible thing left unfinished when they don't. In Brookhaven, we see the full range: stairs with worn carpet over original oak treads, formal staircases with dated balusters and handrails, and new-construction stairs with builder-grade components that don't match the rest of the home.

The most common job in Brookhaven is a carpet-to-hardwood conversion: removing the carpet runners to reveal the tread, patching any nail holes or damage, and refinishing to match the main floor. When done at the same time as a floor refinish, the whole home — floors and stairs — reads as one continuous surface.

Every estimate in Brookhaven is done in-home — we walk the floors, test the subfloor, and look at the specific conditions of your home before we quote. That means no surprises on project day and no scope creep. We tell you exactly what needs to be done and what it will cost, in writing, before any work begins.

What a Staircase Renovation Looks Like

Here's exactly what happens from your first call to the final walkthrough — no guesswork, no vague timelines.

  1. Assessment and removal.

We inspect the existing treads — whether they're under carpet, painted, or already exposed — and give you an honest read on what's worth keeping vs. replacing. Carpet removal and tack strip removal is part of the job.

  2. Tread work.

If the existing treads are solid and thick enough, we sand and refinish them to match your floor stain and finish. If they need replacement (common in older homes with narrow or damaged treads), we install new solid oak or maple treads.

  3. Baluster and handrail work.

We replace dated wood or metal balusters, upgrade handrails, and refinish newel posts to match the overall look. Most homeowners upgrade from builder-grade dowel balusters to a cleaner craftsman or square-profile baluster at the same time.

Combining a staircase renovation with floor work? Most Brookhaven homeowners do both in one project so we can match stains perfectly. Ask about hardwood floor refinishing in Brookhaven or new hardwood installation in Brookhaven when you call.

Our Commitment

Why Brookhaven Homeowners Choose Olivas

We've been working in BrookhavenAshford Park, Lynwood Park, Dresden Drive, and the surrounding DeKalb County neighborhoods — long enough to understand what local homeowners actually care about: showing up when we say we will, doing the work right the first time, and leaving the home cleaner than we found it. That sounds basic — but it's what separates us from the contractors who disappear mid-project or leave dust on every surface.

Typical Brookhaven projects run 1,000–2,200 sq ft (post-war ranch to renovation), and every one is handled by our own in-house crew — not a subcontractor we called the day before. That means consistent quality, direct accountability, and a crew that's done this exact type of work hundreds of times. When you call with a question, you're talking to the same people who did the work.

  • In-house crew — the team that estimates is the team that installs

Recent Projects Across Metro Atlanta

We're currently photographing our recent Brookhaven jobs — documentation in progress. Below is a sample of our documented work across Metro Atlanta while we compile Brookhaven-specific photos.

From a Recent Job

A split-level ranch in the Skyland area had a short entry staircase — six treads, original carpet, simple baluster profile — that got overlooked during a main-floor renovation. We added it as a same-week project while we were already there refinishing the main floor; the treads matched the floors and the balusters were updated to craftsman square profiles in half a day.

During our recent move, we hired a number of contractors to make changes to our home prior to our move-in date, including interior paint, garage floors, carpeting, stair railings, etc. We chose Olivia's Hardwood to refinish the original hardwood on the main floor and match the treads on our stairs. Sonia and her husband were, by far, the best of all of our chosen contractors. Easy to work with, reasonably priced, reliable, and work that far exceeded our expectations. We couldn't recommend Olivia's more highly!

Sonia and crew were so professional and completely focused on making sure our wood floors were preserved, restored and brought back to life. I'd reached out to Sonia to come by and give pricing on removing our water logged basement flooring to put in water resistant flooring. Well as my lucky stars were in a line that day, she thought they could repair them and bring them back to almost original. They superseded those expectations by far. Just excellent. Would hire them again. Thank you Sonia and crew.

FAQ

Brookhaven Staircase Renovation FAQs

01How much does a staircase renovation cost in Brookhaven?
Cost varies significantly by scope. Refinishing existing hardwood treads (carpet removed, treads sanded and refinished): $60–$90 per tread, or $800–$1,300 for a 13-tread staircase. New tread installation plus refinish: $100–$175 per tread, or $1,300–$2,300 for 13 treads. Iron baluster replacement adds $25–$50 per baluster installed, or $500–$1,000 for a full staircase. A complete renovation — new treads, new iron balusters, painted risers, and refinished handrail — typically runs $2,500–$5,000 for a standard 13–15 tread staircase in Brookhaven. We give line-item estimates on site so you choose the scope that fits your budget and goals.
02Is converting carpet stairs to hardwood worth it in Brookhaven?
Almost always yes. Original hardwood under stair carpet is almost always salvageable — the carpet has protected the tread wood from direct wear, so it's typically in better condition than the main floor beneath it. Hardwood treads outlast carpet on stairs significantly: no allergen accumulation, completely cleanable, and refinishable rather than replaceable when worn. The visual impact in a Brookhaven home with hardwood main floors is substantial — the continuity of material from the foyer through the staircase changes the feel of the whole entry. And refinishing existing treads rather than replacing them is the most cost-effective staircase renovation we do.
03What's the difference between iron balusters and wood balusters — which should I choose?
Iron (powder-coated steel or wrought iron) balusters are more durable, easier to clean, and hold their finish far longer than wood — powder coat lasts 10+ years without refinishing. Wood balusters can be stained to match treads, offer more traditional turned profiles, and are easier to replace if one is damaged. In Metro Atlanta, matte black iron against white risers and natural or medium-stain oak treads is currently the dominant staircase renovation style, and for good reason: it's low-maintenance, photographs well, and doesn't date quickly. If your Brookhaven home has original period-appropriate wood baluster profiles worth restoring, we assess that option before defaulting to iron.
04Can you match new stair treads to my existing hardwood floors?
Yes — stain matching is central to every staircase job we do. We test the stain on a section of the actual tread wood first, adjust the formula, and confirm the match before applying to all treads. If we refinished your main floors, we already have the exact stain specification. If someone else did them, we work from samples until the match reads right under your specific room lighting. Species matters: red oak treads on a red oak main floor match easily; different species require a custom toner coat to bridge the difference, which we do as part of the job.
05Do you build custom wood stairs, or only renovate existing staircases in Brookhaven?
Most of our Brookhaven staircase work is renovation, not new construction — carpet-to-hardwood tread conversion, tread refinishing or replacement, and baluster/handrail upgrades on a staircase that's already structurally sound. The result is a fully custom wood staircase: new or refinished treads stained to match your main floor exactly, upgraded balusters, and a refinished handrail. If your project needs structural changes — moving a staircase, changing pitch, or new framing — we'll scope that with you at the estimate and coordinate with a carpentry partner if needed. Most Brookhaven projects we see are renovation, not rebuild.
06Do you renovate staircases in Brookhaven condos and townhomes?
Yes — townhome and row-house stairs in Brookhaven and DeKalb County are a regular part of our work. These tend to be narrower runs — 36 to 40 inches — with 8–12 treads, and the renovation typically focuses on tread replacement and baluster updates rather than full structural work. Some Brookhaven buildings have working-hours restrictions for noise; let us know your building's rules at booking and we'll plan accordingly. HOA pre-approval is sometimes required — we provide contractor credentials and insurance certificates to support the application.
