How This Project Came Together
Roswell's housing stock is heavily weighted toward 1990s and early 2000s construction — which means a lot of site-finished red oak floors that have been through one or two previous refinishing cycles and are now showing their age again. These floors are typically still structurally sound but have accumulated decades of micro-scratches, dull spots from cleaning product buildup, and some edge wear at thresholds and doorways.
This home had red oak floors in five bedrooms and the connecting hallways — roughly 1,300 square feet in total. The homeowners' priority was keeping the house livable during the project. With five bedrooms, we were able to schedule by zone: master bedroom and hallway on day one, secondary bedrooms on days two and three. The family moved between finished zones as we worked, without ever needing to leave the house.


The floors in the bedrooms were in decent condition — two of the rooms had area rugs that had protected the floor underneath, so those sections were noticeably brighter than the exposed walking paths. Honey oak stain is an ideal choice for red oak floors with this kind of uneven aging because the warm amber tone absorbs the color variation into the stain rather than exposing it.
Red oak's open grain absorbs stain readily without pre-conditioning. We applied honey oak by hand in each room, working in four-foot sections and wiping excess within three minutes of application. The hallways required particular attention at the T-intersections with bedroom thresholds — these are the areas where two application directions meet, and maintaining a wet edge through the corner prevents lap marks.

They're included in this documentation because they show how honey oak reads in living spaces beyond the bedroom context: equally warm, slightly richer in larger rooms with more natural light.
Five bedrooms and hallways in satin finish, completed over three days. Satin is the right call for sleeping spaces — it's forgiving with footprints and pet traffic, and the lower sheen reads warmer under the bedroom lighting conditions typical of these homes. Every room came out consistent because we mixed the full stain volume in a single batch on day one.
